Mercer‘s understanding of „Quality of Living“ includes 10 key kategories, for example „Political and Social Environment“, „Consumer Goods“, „Medical and Health Considerations“, „Public Services and Transport“, „Housing“, etc.

New York (No.47) serves as the base city, and all other cities are ranked in relation to it.

Mr. Peter Marschall was interviewed by an Austrian well known economic magazine „GEWINN“ (PROFIT) about selling luxury real estate and the market situation in terms of rising prices:

“Five years ago € 7.000/ m² (for city centre) was a sensation. Today the double value is common and not a surprise anymore. The curve is still slowly increasing, since the prices are approaching the top cities.”

In the exclusive residential area with mostly beautiful Villas in Döbling/Vienna, prices are a little bit less expensive than in the 1^st district of Vienna, but even here Mr. Marschall is able to offer pure luxury: Huge glas-front, immaculate view over the city and vineyards of Vienna…for € 12.000/m²

A charity swim across the Danube

Austria’s most successful swimmer Markus Rogan was sold at auction to cross the Danube.
Real estate expert Peter Marschall was the highest bidder at the charity event for ZUKI (Future for Kids in India) in May. Last Saturday the swimming through the Danube took place. The shipping traffic was stopped for an hour, security was prepared and Peter Marschall and other VIP guests started swimming. On the other side of the river a brunch and the press was waiting for the “fearless”. With this auctioned event the swim star and real estate expert Peter Marschall were able to raise another €10.000 for the charity organisation ZUKI.

The major project Andermatt Swiss Alps is proceeding rapidly. Thanks to good weather, the three large construction sites, Hotel Chedi Andermatt, Podium and the golf course are partly ahead of plan. In Austria, Peter Marschall markets these properties - within the framework of the European Real Estate Network.

In November 2011 the shell construction of the Hotel The Chedi Andermatt should be completed, until the end of 2011 a third of the altogether 46.000 square metres big Podium should also be completed – it forms the constructive Basis for the on-top construction of 42 apartment houses, 5 Hotels, restaurants and shops. The first golf-fairways and greens have already been seeded: Playing on the 18-hole golf course should start 2013.

As Andermatt Swiss Alps states, construction contracts with a volume of 55 Million Swiss francs were granted in 2011. Further construction contracts with a volume of 60 Million Swiss francs will be awarded in the next few weeks. Despite of the strong Swiss franc, purchase contracts of 53 million Swiss francs were sealed in the first half of the year 2011; reservation contracts exist by end of June with a volume of 22,5 Million Swiss francs. In the second half of this year the building permit for the first 4 houses, the first Villa and for the golf clubhouse will be expected to be granted.

By the end of this year the building permit for the the Hotel Radisson Blu, the sportcenter, the valley station with the new combination of gondolas and cable railway Andermatt-Nätschen-Gütsch as well as the pedestrian and skiing subway, will be handed in.

By far the most demanded were condominiums: 34.932 objects changed owner, which corresponds to a rise of 14,9 %.

Real estate signals value stability in a turbulent word – yes, one even holds out the prospect that real estate will possibly gain value in the next decades.

The conclusion of the recent past is obvious: the price per square metre of 7.000 Euros in Vienna’s City centre top locations is by now rather the lower limit!

Especially in Austria/ (Vienna) the market is known as one of the most stable and secure markets for real estate! This is increasingly interesting for European buyers.

Mercer’s Quality of Living Survey is released annually, comparing 221 cities based on 39 criteria. New York is given a baseline score of 100 and other cities are rated in comparison. Important criteria are safety, education, hygiene, health care, culture,environment, recreation, political-economic stability and public transportation.

In the 2010 list of cities, the top of the list is dominated by Europe. There are several entries from Canada, Australia and New Zealand. Switzerland (despite its small size) and Germany both have 3 cities in the top 10.
